Local factors that affect scope
- Ledger condition. Fairfax and Loudoun both prohibit attaching a ledger to brick veneer, chimneys or bay windows. If yours is, the fix may be a free-standing deck design rather than a repair.
- Footings. Both counties' typical details require footings at least 24 inches below grade on solid ground. Older shallow footings can turn a repair into a replacement.
- Permits and plats. Loudoun requires a building permit and a zoning permit with a plat for all decks; Vienna adds Town zoning review to the County permit.
- Electrical. Fairfax's typical details call for at least one electrical receptacle along the deck perimeter on a new deck, which may add electrical work.
