What deck repair covers

Those four items are the division's deck repair and resurfacing scope. What changes from deck to deck is how much of each one is needed, and that's what the first visit is for.
Real deck repair in Sterling
This Sterling deck had damaged and worn boards. The framing was good enough to keep, so Deck Defenders replaced the bad boards and resurfaced the deck instead of rebuilding it. Start below the boards
A board that's split, cupped or soft is a symptom. Before replacing it, we want to know why it failed and whether the joist under it is in the same condition. Water that sits on the tops of joists, especially near the house and under planters or the grill, can rot framing before the boards look bad. A screwdriver or awl helps here: the North American Deck and Railing Association (NADRA) suggests in its Check Your Deck checklist that if a tool pushes ¼ to ½ inch into the wood, or the wood feels soft and spongy, decay may be present.
We also look at the ledger, the board that attaches the deck to your house. Fairfax County's Typical Deck Details call for continuous flashing at the ledger with the siding removed, and prohibit attaching a ledger to brick or stone veneer, chimneys, overhangs or bay windows. A deck that predates those rules can have a perfectly good surface and a ledger that needs work. If it does, that changes what we recommend.
Deck board replacement
Replacing a handful of boards is the smallest deck repair, and it's worth doing right. New pressure-treated boards won't match weathered ones for a while, and composite colors change between product lines, so we'll talk about whether to replace a section, a full run, or the whole surface so the result looks intentional. Resurfacing the entire deck makes sense when many boards are worn but the framing is sound and properly spaced for the new decking.
Railing and stair repair
Railings and stairs take the most abuse on a deck and carry the most code requirements. A wobbly guard post, a cracked stringer or a tread that rocks underfoot is a repair priority, not a cosmetic one. Virginia's stair rules differ from the national model code, and the county details spell out post anchoring and opening sizes. When repair is the wrong answer
Repair stops making sense when rot has spread through joists or beams, when the ledger is nailed on or fastened to something the county no longer allows, when footings are too shallow or have settled, or when the cost of fixing the structure approaches the cost of a new deck. Do repairs need a permit?
It depends on the work and the jurisdiction. Fairfax County says building permits are required before building a new deck or replacing an existing one, and Loudoun County requires building and zoning permits for all decks. Virginia's statewide building code exempts some ordinary repairs, but whether a particular deck repair counts is the local building official's call. We confirm with the county, the Town of Herndon or the Town of Vienna for your project, and the written scope says who handles it.
